West Area Specific Plan Land Use


On December 17, 2019, the City Council approved the West Area Specific Plan.  The project is comprised of approximately 797 acres located in the North of Boronda Future Growth Area (FGA) and includes 4,340 dwelling units over low, medium and high densities, 571,500 square feet of mixed use commercial floor area, and other community uses such as parks, schools and open space. The project also will implement the City’s Inclusionary Housing Ordinance. The 2002 General Plan identified the North of Boronda FGA for development. In 2008, the City annexed the full North of Boronda FGA, approximately 2,400 acres.  The build out for the West Area is estimated to occur over the next 20-30 years and is a huge step in providing desperately needed housing across all income levels.
